Everything You Need to Know About Designing, Specifying, and Installing Prefabricated Modular Skylights

Developed in collaboration with Foster + Partners, VELUX Modular Skylights were created to address the challenges of delivering consistent daylight in commercial buildings. The result is a prefabricated skylight system that combines architectural design with engineered performance, helping simplify specification while improving overall project outcomes.

This guide covers the key questions architects, specifiers, and contractors ask when evaluating these skylight systems for their daylighting projects.

What’s the difference between VELUX Modular Skylights and traditional skylights?

The VELUX Modular Skylight System (VMS) is a metal-framed daylighting solution, configured from the same standard prefabricated module. Unlike traditional skylights, which are typically designed as one-off solutions with varying sizes, this modular approach allows the same unit to be repeated and combined across the design, creating a scalable and consistent approach to specification and installation.

Are Modular Skylights available with venting modules?

Yes, VELUX Modular Skylights can be specified with integrated ventilation modules, allowing for natural airflow directly through the skylight system. When designing with venting in mind, it’s typically recommended that at least 3% of the total modules be ventilated, helping to support effective air exchange and indoor comfort. Additionally, venting modules must alternate with fixed modules and cannot be installed side by side (i.e., fixed, venting, fixed, venting rather than fixed, fixed, venting, venting).

These skylight configurations can also be equipped with rain and wind sensors to ensure the venting modules close in the event of strong winds or rain.

How are venting modules controlled?

Modules are pre-wired with a 24VDC line in a panel under the flashing. The low-voltage line can be wired to a switch or integrated into a control system, as designed by your engineer. You can request an electrical wiring diagram from VELUX Commercial for use by your electrical engineer and/or contractor.

What are the key benefits of VELUX Modular Skylights?

VELUX Modular Skylights offer a streamlined, high-performance solution from design through installation. Key benefits include:

  • Minimalist design that maximizes daylight
  • Easy, intuitive planning with CAD/BIM support
  • Prefabricated, all-in-one system for reduced complexity
  • Durable, energy-efficient composite materials
  • Consistent quality from off-site manufacturing
  • Installation up to three times faster than traditional systems

Where are Modular Skylights most effective?

Because they scale easily and adapt to different roof types and geometries, our modular skylight systems perform well in a wide range of commercial applications. They’re most commonly used in:

  • Offices, schools, and healthcare environments where daylight and fresh air improve comfort, focus, and overall experience
  • Industrial and large-span structures such as warehouses, manufacturing facilities, and logistics centers
  • Retail and public-facing spaces, including showrooms, commercial interiors, and gathering spaces
  • Equestrian facilities, high-end residential projects, and other unique structures where daylight supports both performance and well-being

What are VELUX Modular Skylights made of?

VELUX Modular Skylights are built using high-performance composite structural profiles, made from approximately 80% fiberglass and 20% polyurethane. It delivers excellent thermal stability and insulation, helping reduce heat transfer while maintaining consistent performance over time.

At the same time, its high structural strength supports large-span installations without adding unnecessary weight or complexity. Because of this composition, the system is also inherently non-corrosive, electrically non-conductive, and virtually maintenance-free. This makes them well-suited for long-term performance in demanding commercial environments.

What configurations are available?

The modular system is available in 8 configurations, including:

  • Longlight (5-30°)
  • Ridgelight (25-40°)
  • Northlight (25-90°)
  • Wall-Mounted Longlight (5-45°)
  • Step Longlight
  • Step Ridgelight
  • Atrium Longlight
  • Atrium Ridgelight

What options are single-pitch configurations?

There are two main VELUX Modular Skylight configurations that fall into the single-pitch category: the Longlight Series, designed for roof pitches from 5° to 25°, and the Northlight Series, designed for pitches from 25° to 90°.

The Step Down Series and Longlight Atrium Series (5°–25°) can also be used in single-pitch configurations. As always, be sure to review the pre-engineered flashing design to ensure it aligns with your project requirements.

How do I know what configuration works best for my project?

Each configuration has specific performance characteristics based on factors such as building orientation, roof conditions, module type and layout, span requirements, and desired daylight and ventilation performance.

One option is to use the Daylight Visualizer to simulate and quantify how natural light will perform within your space before installation. This allows you to compare different configurations and make more informed decisions based on real data. For more information or guidance on selecting the right solution, contact our team.

Can modular skylights be used to replace existing skylights?

Yes, our modular skylight configurations are an ideal solution for replacement projects. Given their design flexibility and different configurations, they are a versatile solution for both new construction and retrofit projects.

What is the installation process for Modular Skylights?

The installation process for modular skylights is designed to be three times faster and more predictable than traditional, site-built skylight systems. Because the system is prefabricated and factory-assembled, much of the complexity is removed from the job site.

Each module is delivered ready for installation, reducing the need for field fabrication and minimizing installation time.

The process typically follows a few key steps:

  • Preparation of the roof opening: The roof structure is framed and prepared according to the specified rough opening dimensions.
  • Placement of prefabricated modules: Skylight modules are delivered to the site, lifted into place (often by crane), and installed sequentially. When integrated venting modules are included, they must alternate with fixed modules and cannot be installed side by side.
  • Connection and sealing: Each module is mechanically connected and sealed to create a continuous, watertight system.
  • Integration with roofing system: Flashing and roofing materials are installed to ensure proper drainage and long-term performance.

What is the required thickness of the curb/sub construction for the VELUX Modular Skylight series?

The thickness of the curb/sub construction should be 8 -1/4" in order to accommodate the selected attachment method and to cloak the condensation gutters. Visit our website for more detailed information on sub-construction and installation instructions for each configuration.

When is an I-beam required in the VMS modular system, and is it included?

Standard VMS solutions do not require the structural reinforcement of an I-beam. An I-beam would be needed in solutions requiring additional support due to the weight and/or thrust of the modules, such as low-slope designs, atriums, and step configurations. I-beams are not included in the VMS system and will need to be sourced separately after review by a Structural Engineer. For more information, contact us.

What warranty is available for VELUX Modular Skylights?

VELUX Modular Skylights are protected by our industry-leading 10-year warranty, giving you and your customers confidence in long-term performance and reliability. This warranty covers key components of the system and helps protect against defects in materials and manufacturing when installed in accordance with VELUX guidelines. For full details on coverage, limitations, and specific terms, we recommend reviewing the complete warranty documentation.

How much do VELUX Modular Skylights cost?
